Zoning and Subdivision Ordinance Update

Nelson County is updating the zoning and subdivision ordinance (more information here) as an implementation strategy of the Nelson 2042 Comprehensive Plan. This ordinance impacts the way land is used, developed, and divided. The update will be informed by the Comprehensive Plan, public engagement, staff input, and Planning Commission and Board of Supervisors’ input.

Zoning Ordinance

The Current Zoning Ordinance establishes comprehensive zoning regulations for Nelson County and provides for the administration, enforcement, and amendment thereof, in accordance with the provisions of Chapter 22, Code of Virginia, (1950) as amended.


Subdivision Ordinance

The purpose of the Current Subdivision Ordinance is to establish certain standards and procedures for land subdivision and development in Nelson County, Virginia, as authorized under Title 15.1, Chapter 11, Article 7 of the Code of Virginia, (1950) as amended.

The provisions of this Ordinance are to promote orderly growth, public health, safety, convenience, comfort, prosperity, and general welfare of the community. More specifically, the purposes of these standards and procedures are to facilitate the changes that occur as Nelson County becomes less rural in character as a result of development for residential, business, or industrial purposes, and also to make possible the provision of public services in a safe, adequate and efficient manner.
