Nelson County’s 2026 General Reassessment Underway

The County of Nelson has retained Wampler-Eanes Appraisal Group, Ltd., to perform the County’s 2026 General Reassessment, effective January 1, 2026. The County is on a 4-year reassessment cycle. While the County holds the contract, Wampler-Eanes works closely with the Commissioner of Revenue’s Office during the reassessment period.

The Code of Virginia mandates that general reassessments are conducted in counties in accordance with Title 58.1 Taxation, Subtitle III. Local Taxes, Chapter 32, Real Property Tax, Article 5 Reassessment/Assessment Cycles. § 58.1-3252. In counties provides that “ There shall be a general reassessment of real estate every four years or, if determined by majority vote of a county’s board of supervisors, every three years. Any county that has a total population of 50,000 or less may elect by majority vote of its board of supervisors to conduct its general reassessments at either five-year or six-year intervals. In addition, Augusta County and Bedford County may elect by majority vote of their respective board of supervisors to conduct their general reassessments at either five-year or six-year intervals. Nothing in this section shall affect the power of any county to use the annual or biennial assessment method as authorized by law.”

Members of the reassessment team began visiting properties in the Fall of 2024. Assessors will be carrying photo ID’s and will have magnetic ‘County Reassessment’ signs on their vehicles. “We want to alert the public to this, because our assessors and data collectors will be coming to resident’s homes to view and assess dwellings and the overall property. Assessors will take exterior pictures and measurements while visiting each property,” said Gary L. Eanes, Vice-President of Wampler-Eanes Appraisal Group, Ltd. “It is the Assessor’s purpose to collect sufficient data to determine the fair market value of each property. It is our ultimate goal to get a good and accurate assessment of all real estate in the County,” said Wampler.

The field assessments are expected to be completed in October 2025. Notices of Reassessment with any proposed changes in assessed value are expected to be mailed to property owners in November 2025. These notices will give the details regarding the method of appealing the proposed assessed value.
